Local & National Real Estate Market Trends - Legends Realty Group LLC

Historically real estate markets have always been in flux and can differ substantially from state to state, region to region, and even from town to town. These differences usually are dictated by conditions unique to specific locations and often do not conform to the overall national trends.
While our local real estate market has leveled off quite a bit the mantra "Location, Location, Location" is still holding true for desirable Westchester County and well kept homes, priced correctly, are still attracting multiple offers and sell near asking or above. However, recent sales transaction numbers for Westchester County have been significantly lower, whereas prices held pretty much firm dropping only by about 3% over last years figures. While the number of housing units sold in the first quarter of 2008 has dropped by roughly 30% there is no increased supply of housing available. Reality is, that there are about 14% less residential housing units up for sale then last year.
The most interesting offerings for our local real estate market are currently arising from the ongoing, recently started and/or planned construction of mixed use and residential developments along the Hudson River Shores in Westchester County. Tarrytown, Sleepy Hollow and Ossining have all waterfront redevelopment on their mind. Tarrytown's "Ferry Landing" has recently broken ground, Sleepy Hollow already showcases GDC's "Ichabod's Landing" complex and is working hard on it's "Lighthouse Landing" project. All three are to be connected by a public esplanade and river front parks. Ossining, also in conjunction with Ginsberg Development Company (GDC), is in the planning stages of it's very own riverfront offering "Harbor Square".

Westchester County Realtors reported 9,022 closed transactions during 2007 versus 9,167 for 2006, a decline of 1.6 percent. However, the total dollar volume of the closings for 2007 was well over $6.1 billion, an increase of 1.2% from last year.
Westchester’s single-family house sector posted the strongest advance in sales with a 4.4 percent gain over last year’s total. The condo sector followed with a 4.1 percent increase, and coop sales rose by 2.7 percent. However, total sales volume for 2007 was tamped down by a continuing, significant fall-off in multi-family sales (properties with two to four residential units ). The posted totals in that category fell from $407.5 million for 2006 to $241.3 million for 2007, a 40.8 percent decrease.
Notwithstanding the relative softness of the area’s housing market in 2006 and 2007 in comparison to the peak years of 2004 and 2005, the inventory of for-sale properties did not increase and in fact decreased by a significant amount. The 2007 year-end inventory of 4,711 residential properties in Westchester was 18 percent below that of 2006.
A major reason for the decrease was that prospective sellers in our region who have the discretion to do so, elected to defer entering the market until they perceive that conditions are improving.
Furthering this trend is that Westchester has not been exposed to the large-scale foreclosure activity that has afflicted some other major markets. According to records available from the County Clerk’s office, foreclosure filings averaged 180 monthly in 2007, and foreclosure judgments averaged fewer than 60 monthly. As distressing as each foreclosure is on a personal basis, from a market standpoint the volume of them is insufficient to significantly affect either inventory accumulation or prices.
