Your Legends Realty Group LLC Buyer's Agent A successful real estate purchase starts with the right representative. All of our agents are top performing, seasoned and experienced professionals offering their services in a friendly and competent manner.
Buyer's Agent Definition: A real estate agent hired to work in the best interests of a buyer in a real estate transaction. The agent's loyalties are with the buyer. Your buyer's agent can recommend and has access to other professionals to join your team if needed, taking more of the responsibility off of your shoulders, such as:
Lender (Appraiser) A bank is not just a bank. Having the right backer can be extremely important – it is your money we’re talking about after all! Make sure that your lender and financial representative is someone with whom you feel comfortable, can provide the appropriate mortgage product suitable to your specific needs; And be wary of any lender who promises you more than you think you can reasonably afford. Your lenders may or may not require an independent appraisal, and typically will make arrangements for the appraisal themselves. Don't be afraid to shop around - all mortgage inquiries done within a short time frame (2-3 weeks) are counted only as one single inquiry on your credit report and will not affect your credit score negatively!
Lawyer Your home purchase is far too important a transaction to skimp on legal representation at the risk of leaving yourself open to costly future issues. Find a lawyer who is willing to take the time to answer all your questions, wants to work closely with your real estate agent and who specializes in real estate law.
Home Inspector No home inspection is 100% guaranteed, but a few hundred dollars to catch a major problem now is certainly better than many thousands to correct that ‘surprise’ down the road. Ask your agent for a recommendation.
Contractor Planning some renovations? You’re not the only one! The home renovation industry is booming, and in some markets, booking a contractor must be done months in advance (that’s a long time to go without a kitchen). Don’t let finding the right contractor slip through the cracks – planning ahead will almost certainly make your renovation smoother, and you contractor will appreciate the advance notice.

1. Find the right representative
Even if you’re not quite ready to buy, your buyer’s agent can be an absolute wealth of information, and can often offer "scoops" on local developments you might not have known about otherwise. Speak to your agent first because he or she will be able to guide you right from the start.
2. Find out what your price range is
Online mortgage calculators are a good place to start, but as you get closer to being ready to buy, there is no substitute for a written mortgage pre-approval. Just speaking to your lender is an extremely worthwhile venture – this is the only way to really get an in-depth picture of your overall financial picture and to discover exactly what you can reasonably afford to spend on a home (and possibly on renovating).
3. Find out what your local market looks like
The Internet can be incredibly valuable in doing preparatory research. Over 80 % of potential home buyers start looking there but eventually switch over to working with an agent – he or she can direct you to valuable resources, immediately start e-mailing you real estate listings that may interest you and assist you in ways no computer generated chart can.
4. Find out what your true needs and wants are
Compose a needs and wants list that takes into consideration your local market conditions, your price range, and the advice of your real estate agent.
5. Find your dream home!
Once you’re ready to act, you may be surprised by how quickly you can make a decision. Armed with your pre-approval, a little market knowledge, and your needs and wants list, call your real estate agent, hit the pavement, and when you see "The House", put in an offer.
With your Legends Realty Group LLC agent and team right behind you, it really can be that easy!

Dual Agency & Designated Agents
|
|
Dual Agency Definition: Dual agency occurs when a real estate agent is representing both buyer and seller in the same transaction. Since the agent has promised a duty of confidentiality, loyalty and full disclosure to both parties simultaneously, it is necessary to limit the agent's duties in this situation. Both buyer and seller must consent to this arrangement in writing.
If you find yourself involved in a dual agency relationship, make sure that you completely understand the dual agency definition as it is applicable to you.
This relationship involves generally the following limitations:
-
The Agent will deal with the Buyer and the Seller impartially
-
The Agent will have a duty of disclosure to both the Buyer and the Seller
-
The Agent will not disclose that the Buyer is willing to pay a price or agree to terms other than those contained in the Offer, or that the Seller is willing to accept a price or terms other than those contained in the Listing
-
The Agent will not disclose the motivation of the Buyer to buy or the Seller to sell unless authorized by the Buyer or the Seller in writing
-
The Agent will not disclose personal information about either the Buyer or the Seller unless authorized in writing
-
The Agent will disclose to the Buyer the defects about the physical condition of the Property known to the Agent personally
Before making an offer both buyer and the seller will be asked to consent in writing to this new limited dual agency relationship.
We will immediately inform you if in your case a dual agency situation occurs, what the implications are and what needs to be done by law. In the rare event of a dual agency we almost always assign separate agents to the buyer and the seller after written consent has been obtained. This prevents, contains and/or limits any conflict of interest as outlined in the "New York State Disclosure Form for Buyer and Seller" in a real estate transaction. A link to the disclosure form is provided below.
For further clarification you should read the "New York State Disclosure Form" for buyers and sellers! |
Please do not hesitate to contact any of our very capable agents for further information or help!
